No-seasoning DSCR loans: get your rehab money back without waiting out a clock.
Buy it, fix it, rent it, then sit on your hands for six months before a lender cares what it's worth? Not on our DSCR cash-out at $100,000 and up. Here's how seasoning really works, what it costs you, and the math on one deal.
- Cash out at $100,000 and up with no waiting period on title.
- Sized on what the property appraises for today, not on what you paid.
- Up to 75% of value on a cash-out and 80% on a rate-and-term refinance.
- Loans under $100,000 wait 6 months.
- Qualified on the rent: no tax returns, and LLC vesting is fine.
- No hard credit pull to see your options.

The short answer
Plenty of DSCR lenders won't count anything above your purchase price until you've owned the place for half a year or more. On loans of $100,000 or more, ours doesn't make you wait: once the work is done and a new appraisal shows the value, you can refinance up to 75% of it. Smaller loans have a 6-month wait on title.
What a seasoning clock really costs
BRRRR (buy, rehab, rent, refinance, repeat) only works if the refinance hands your capital back. A seasoning window holds it hostage. Until the window closes, a lot of lenders treat your purchase price as the value, so the equity you just built doesn't count, and the cash for your next deal stays parked in this one.
Title seasoning vs. value seasoning
Title seasoning
The minimum time you must hold the deed before a lender will consider a cash-out. Some lenders won't price your deal at all until it's over.
Value seasoning
The time before a lender will trust a new appraisal over your purchase price. This one decides whether your rehab shows up in the loan amount.
On our DSCR cash-out at $100,000 and up, you face neither: no waiting on title, and the new appraisal is the value from day one.
The numbers, plainly

| Value the loan is sized on | Today's appraisal, not the price you paid |
| Cash-out limit, 620+ credit | 75% of value |

| Below 620 credit | Refinances up to 50% of value |

A worked example
Round numbers, so the math is easy to follow.
Buy
You pick up a tired single-family rental for $200,000, paying cash or using a short-term loan.
Rehab
The rehab runs $40,000, so you're $240,000 into the deal.
Appraise
Six weeks after closing it's leased, and the new appraisal comes in at $320,000.
Refinance
With no seasoning, the lender sizes the cash-out on $320,000. 75% of that is $240,000, which is your whole $240,000 back out, before closing costs, provided the rent covers the new payment.
Had the lender used your $200,000 price instead, the same 75% would be $150,000, and $90,000 would sit in the property until a seasoning clock ran out.
Seasoning, program by program
| Program | Seasoning before a refinance |
|---|---|
| DSCR cash-out, $100,000 and up | None: the new appraisal counts right away |
| DSCR cash-out, under $100,000 | 6 months on title |
| DSCR rate-and-term | None |
| HELOC | None: even an owner recently added to title can qualify (Texas has a 12-day wait before closing on a home you live in) |
| Land-contract refinance | 6 months |
Seasoning is where lenders differ the most. If your scenario needs an exception, we shop it.
Who this is built for
BRRRR investors who need their money back quickly. Portfolio builders who count every month of trapped cash in deals they didn't get to do. Buyers who got a below-market price and want a refinance that gives them credit for it.
Every one of them qualifies on the rent the property brings in, without tax returns or any check of personal income, with title in your own name or an LLC and no cap on how many properties you finance.
The trade-offs, plainly
Two of them, both in the open. Going without seasoning, the refinance tops out at 75% of value on a cash-out and 80% on a rate-and-term, the same caps a seasoned rental gets. And the no-wait rule starts at $100,000; below that, plan on 6 months. You choose the timing, leverage and loan size that suit the deal.
Common questions
Is there really no seasoning on your DSCR cash-out?
On loans of $100,000 or more, none: you can refinance as soon as the purchase or the rehab is done. Under $100,000, plan on 6 months of title seasoning. If a scenario needs an exception, we shop it across our lenders.
Will the loan be based on the appraisal or my purchase price?
The appraisal, on loans of $100,000 or more. Buy below market or add value with a rehab, and the refinance reflects the property as it stands today.
How quickly after closing can I cash out?
On loans of $100,000 or more, as quickly as your rehab and a new appraisal allow. There's no ownership clock to wait out.
What are the loan-to-value limits?
At 620+ credit: 75% of value on a cash-out and 80% on a rate-and-term refinance. Below 620, refinances go up to 50% of value.
Does the property have to be rented already?
Not necessarily. The appraiser's market rent, or a short-term rental track record, can qualify it. What matters is a rent that pays the full monthly payment, or nearly does at a lower loan-to-value.
Can I close in my LLC?
Yes: your own name or an LLC, on 1–4 unit rentals, with no limit on how many properties you finance.
What about a land contract or an inherited property?
A land-contract refinance works after 6 months. Buying out siblings or other heirs works too: up to 75% of value as a cash-out, or 80% if it's structured as a purchase.
Will you pull my credit to price this?
Not a hard pull. Pricing your scenario takes a soft check only; a hard pull happens later, with your OK, if you apply.
